These risks are prompting insurance companies to raise premiums or sometimes withdraw coverage entirely.

Owners of high-end properties can no longer afford to wait. Proactive action is essential to preserve their homes' value and distinctive character. Hardening a luxury residence goes beyond structural resilience; it requires an integrated approach that brings together landscapers, architects, designers, and engineers. The goal is to fortify the property while maintaining its elegance and integrity. "Discreet Resilience" is often used to describe non-visible hardening against natural threats.

This publication explores the challenges posed by today’s climate realities and outlines practical, design-conscious strategies to safeguard luxury homes for the future.

LANDSCAPING & HARDSCAPING 

Natural disasters are, by definition, external threats that can severely impact homes. Protecting a luxury property from such events should logically begin outdoors with intentional landscaping and durable hardscaping. One of the most critical first steps is to create a new landscaping design that creates distance between trees and the house. While this can trigger difficult decisions, it is a necessary adaptation to reduce fire risk, storm damage, and structural vulnerability. From a climate resilience perspective, landscaping and hardscaping elegance must evolve alongside house and people protection.


Hardscaping is an essential tool because it should serve as a vital protective barrier, not just a functional element. Concrete walkways and retaining walls are crucial in deflecting or containing natural forces. These features should create a clear separation between the home structure and the surrounding environment while maintaining elegance and functionality.


Hardening a luxury property requires strong collaboration among landscape, design, and engineering to achieve two main objectives: being efficient against climate events and maintaining the property’s standing and aesthetics with coherence and elegance.

Wildfire

  • Trees should not be planted within 24 feet of the home’s exterior perimeter to reduce the risk of structural damage, fire hazards, and wind-related impact during severe weather.

  • Hardscaping should extend 10 to 12 feet from the home and use fire-resistant materials such as concrete, stone, or pavers to create a protective buffer zone.

  • An underground water tank with a rain collection system and continuous water supply should support the home’s perimeter sprinkler system, ensuring reliable coverage in fire-prone conditions.

Flooding

  • Ensure proper stormwater management by landscaping to channel runoff and avoid obstructions effectively.

  • Create an adequate slope and install drainage systems at the lowest points in the garden to quickly drain accumulated water and reduce the risk of flooding or soil erosion.

  • Landscaping around the house should slope away from the exterior walls, with a minimum slope of 5% to ensure adequate rainwater drainage and prevent water from seeping into the house.

The roof is often the most exposed and vulnerable element. We remember images of roofs torn off by hurricanes or ignited by wildfires. This situation can and must be avoided. To reinforce the roof, every structural component needs to be strengthened to withstand high winds, hail, and fire. This can be particularly evident when traditional shingles are replaced with a metal roof. This transformation must be undertaken with care and precision to maintain a luxury home's aesthetic appeal and value. It requires close collaboration between architects, designers, engineers, and contractors to ensure structural integrity while preserving elegance.


While structural reinforcement provides long-term, passive protection, it must be designed to have minimal visual impact and seamlessly integrate safety with style.

Wildfire

  • Consider installing a metal roof with a fire-resistant radiant barrier to prevent ember ignition and reduce heat transfer to the attic.

  • Brick or cement siding combined with a ventilated cavity can create a non-combustible exterior and reduce heat buildup on the load-bearing wall.

  • Install exterior sheathing or a fire-resistant panel beneath the siding to protect against direct exposure to flames and radiant heat.

Flooding

  • Apply a foundation waterproofing membrane to prevent water infiltration and protect the structural integrity of the home’s base.

  • Install a French drain system around the perimeter to redirect groundwater and surface runoff from the foundation.

  • Equip the basement or lowest level with a sump pump to actively remove water accumulation and reduce the risk of interior flooding.

Windstorm

  • Apply spray foam insulation to bond the roof deck to the structure, enhancing strength and decreasing the risk of roof uplift during strong winds.

  • Install hurricane-resistant doors and windows designed to endure high wind pressure and impact from flying debris.

  • Incorporate structural triangulation and anchoring systems to strengthen the building frame, enhance load distribution, and secure the home to its foundation.

CONTINUOUS POWER AND WATER

Ensuring a continuous gas, electricity, and water supply during weather-related disasters is essential for luxury homeowners.


Since gas is often supplied via underground pipes, the risk of unavailability during severe weather remains relatively low. Unfortunately, gas services are frequently shut off during wildfires for understandable safety reasons.


Implementing a comprehensive energy dependency management strategy is essential. During an outage, standby generators and batteries provide reliable power solutions for extended periods. However, large generators can be unsightly and noisy; their installation must, therefore, be carefully considered to preserve the property's character.


Water safety is also essential. In dry locations, installing backup underground water tanks and filtration systems is critical. Additionally, a water pump integrated into a swimming pool is essential to supply water to the sprinklers that protect the home in the event of a wildfire.

Water management

Continuous Power and Water Recommendations

  • Install home batteries and electric standby generator(s) with adequate capacity to support the entire house and/or critical equipment loads.

  • Ensure that the hardscaping surrounding the electric standby generator allows for a clearance of at least 10 to 12 feet. No trees should be planted within a 24-foot radius.

  • Elevate the generator at least 18 inches above ground level. 

  • Divide the electrical panel into two sections: one dedicated to critical equipment and the other to non-essential systems. 

  • Construct a protective wall enclosure around the standby generator, featuring a front grill to shield against debris and help reduce indoor noise. If possible, regroup the central air conditioner condensers within the same protected area.

  • Install an underground water tank sized to meet a family's needs for at least 5 days. Connect it to the main water line with an on/off valve. 

  • Implement a whole-house water filtration system for a continuous supply of clean water.

 

While these recommendations may seem extreme, they are strongly recommended to safeguard the livability of luxury homes during severe climate events.

ENVIRONMENTAL INFESTATION

With rising temperatures, luxury homes face a growing and often overlooked threat: pest infestations. Global warming is accelerating the spread of termites, ants, and other pests, which can compromise the structural integrity of homes and seriously impact their value.


For existing homes, thoughtful hardscaping and strategic landscaping provide the most effective defense against these pests. Creating barriers, improving drainage, and utilizing natural repellents are essential strategies. This includes incorporating gravel beds near foundations, selecting native plants, and managing moisture through proper grading and hardscaping.


The most successful solutions often involve hiring a landscaping company that employs a professional botanist. They can design a customized, long-term strategy tailored specifically to your property's needs.

  • Use hardscaping design to establish a buffer zone between the house and the garden

  • Keep the landscape clean and well-maintained to minimize pest attraction.

  • Establish a buffer zone by planting vegetation at a safe distance from structures.

  • Avoid permanent humidity zones. 

  • Store firewood in a dry, enclosed shelter—never directly on the ground or near the house.
