Question: What is the difference between remodeling and rehab?

Answer: Rehabilitation (rehab) involves restoring a space or building to a good, livable condition, typically after deterioration. The focus is on making essential repairs and improvements while preserving the original structure and features. Rehab often includes design and remodeling services to adapt the space to the homeowner's lifestyle.

Question: What should I remodel first?

Answer:  When deciding what to remodel, prioritize areas that significantly impact your daily life and your home's value. Typically, these areas include:

  • Kitchen: Often considered the heart of the home, kitchen remodels improve functionality and aesthetics while offering one of the highest returns on investment.

  • Main Suite: Upgrading the main bedroom and bathrooms adds comfort and modernizes key spaces, boosting home value and enhancing everyday use.

  • Exterior: First impressions matter. Improving your home's exterior, such as siding, landscaping, or the front door, can significantly increase its appeal and value.

Question: Do I need a permit to remodel a house or a room?

Answer: Yes, permits are issued by the county where you reside. A remodeling project typically requires multiple permits for demolition, construction, electrical work, plumbing, mechanical systems, roofing, pools, fences, decks, and patios. Question: Do I need a general contractor to remodel a house or a room?

Answer: Yes, the general contractor oversees the construction phase. In remodeling, the general contractor collaborates closely with the interior designer both before and during construction. Cynergence offers end-to-end remodeling services, including design and construction, providing unique flexibility and efficiency in adapting to unforeseen changes while reducing project costs.

Question: What documents should I obtain from the company that will remodel my house?

Answer: Remodeling a house or a room requires established companies. Here is the list of documents you should obtain: 

  • Contract: A comprehensive agreement outlining the scope of work, timeline, payment terms, and project conditions.

  • License and Insurance: Proof of the contractor's valid license and insurance coverage.

  • Project Plan: A detailed construction schedule highlighting key milestones and targeted deadlines.

  • Permits: Copies of all necessary building permits and inspection reports (during the project).

  • Payment Schedule: A clear payment schedule tied to specific phases and milestones to ensure transparency and prevent scams.

  • Warranties: Document that explains warranties for materials, labor, or equipment used in the project.

Question: How should I pay for my home remodeling?

Answer: The design phase is typically paid upfront, while the execution (construction) phase follows a pre-determined payment schedule tied to project phases and milestones. We strongly advise against making upfront payments for the construction phase. You must receive a receipt for each payment.

Question: Is there any warranty associated with a remodeling project?

Answer: Yes. You have three types of warranty.

  • Workmanship Warranty: This guarantees the quality of the contractor's work. It usually covers any construction-related defects or issues, such as poor installation, within a specified period (typically one year).

  • Materials Warranty: These warranties come from the manufacturers of the materials used in the project. They cover defects in materials like flooring, appliances, windows, or roofing. The length of these warranties can vary, with some lasting for several years or even a lifetime.

  • System or Appliance Warranties: If new systems (like HVAC) or appliances are installed, they often come with manufacturer warranties that cover repairs or replacements in case of malfunction.

Question: Is it possible to encounter surprises during remodeling?

Question: Why do I need interior design?

Answer: Interior design is critical in remodeling, ensuring a cohesive, functional space that fits your lifestyle. It seamlessly blends aesthetics with practicality, enhancing your home's flow, style, and comfort. Additionally, interior design provides a detailed construction plan for the execution phase and offers a clear estimate of the project's cost.

Question: What is the design process?

Answer: The first step is to gather information about your needs and preferences, often through an in-home consultation. We discuss your vision, share inspirations, and assess your space. From there, the process involves ongoing collaboration to finalize the building plan and select finishes and material selection.

 

Question: How long does it take to complete the interior design?

Answer: It depends on the size of the remodeling project. A whole-house remodel will take longer than just a kitchen renovation, and the project's complexity is also critical. For a full-house remodel, the interior design phase, also known as the Design Phase, can take 3 to 6 months.  

Question: How much does interior design cost?

Answer: The billing structure depends on the scope of the remodeling project. There is no one-size-fits-all price. Interior design services may be charged hourly, at a fixed fee, or based on square footage. At Cynergence, the design phase comes with a fixed fee with no hidden costs. Question: Do I need to hire an interior design firm?

Answer: No, we provide comprehensive, end-to-end services that include interior design, construction, and decoration.

Question: Do I need to hire an architect?

Answer: No, we provide engineering and architecture services, working closely with each team to deliver detailed construction plans.

Construction

Question: Should I stay during the construction phase?

Answer: It depends on the scope of your remodeling project, your financial constraints, the support you can get from your family, and your work. To keep in mind : 

  • Construction is dusty. If someone in your family is allergic or asthmatic, construction dust can affect their condition.

  • Construction is noisy. If someone in your family works from home remotely and has several calls per day, they will be affected by the noise.

  • Construction implies the circulation of multiple workers in your home. 

  • Depending on the scope of your project, construction could take time  (months).

Question: Should I move my furniture?

Answer: Yes. All construction areas must be empty before starting. Cynergence will provide movers if you need assistance.

Question: How do I prepare my home for a renovation?

Answer: Remove all furniture, curtains, beds, mattresses, and personal belongings from the construction area. Lights such as pendants, chandeliers, or wall scones must also be removed. Clear out your garage, which will be used for material storage, and keep the driveway accessible for deliveries. 

Question: Who will supervise the construction operation?

Answer: The general contractor oversees the entire construction process, while the foreman (or superintendent) manages daily on-site operations. During construction, all communication related to the remodeling project must follow the established communication channel set at the start of the construction phase.

Question: Who will clean the house during and after the construction?

Answer:  We include post-construction cleaning services in all projects.

Question: How will you protect the home from any damage?

Answer: Before construction begins, we install protective coverings on your floors, adding extra protection where necessary. Should any damage occur to your floors, walls, or ceilings during the project, we will repair it at no cost to you.

Question: Can you contain the dust dissemination?

Answer:  Yes, we enclose all perimeters of the construction area with plastic sheeting to create a closed environment. The entrance is closed with a zippered plastic door to maintain a tight seal. While we take every precaution to contain dust, some may drift into the home over time.

Decoration

Question: Are style and decoration mandatory in the remodeling process?

Answer: No. It depends on your remodeling objective, priority, and budget.

Question: What's the difference between a decorator and an interior designer?

Answer: An interior designer focuses on both structural and aesthetic elements, while a decorator typically handles aesthetics such as furniture, color schemes, and accessories. At Cynergence, our interior designers also offer decoration services, ensuring a cohesive approach from design to the final decor.

Question: Is decoration included in the remodeling cost?

Answer:  Yes and No. It's based on your priority and budget allocation. At Cynergence, we separate the remodeling into three different parts: 

  • Design cost

  • Execution (construction) cost

  • Decoration Cost

The decoration activity includes furniture and accessories selection, sourcing, and installation. The main cost trigger of the decoration is often not the decor designer but the type of furniture you choose.

Question: Will hiring a decorator increase the value of my home?

Answer:  A well-designed space can significantly enhance your home's appeal and value, making it more attractive to potential buyers if you plan to sell in the future.

Safety

Question: What safety measures do you have?

Answer: Safety is our top priority during the construction phase. All workers are required to wear protective equipment, and a first aid kit is always available on-site. Our team undergoes regular training in industry-leading safety practices.

Question: Can a construction site be accessible to children?

Answer: The construction area is enclosed with plastic sheeting to contain dust whenever possible. Access to the zone is strictly controlled during work hours. If you have children under 13 years old, the site is secured with a retractable gate to ensure the safety of children after work. If additional protection is needed, we will be pleased to accommodate you.

Question: Can I visit the construction zone?

Answer: YesAccess to the construction site is permitted during work hours if you are accompanied by a team member and wearing appropriate protective gear. 

Question: How do you ensure the safety of the structure?

Answer: After the floor and walls are stripped during the demolition phase, a safety inspection is automatically conducted to ensure the structural integrity of the area before proceeding with construction.

Before the construction phase, engineering experts evaluate the structure and the plan to ensure that the remodeling project will not compromise the house's structure.
